Aideen has extensive experience with all aspects of commercial, residential and retail property including acquisition and sale of land for development and investment, scheme set up, development finance, project management of cross disciplinary and high-volume transactions, general conveyancing, title
remediation and compulsory purchase orders.
Aideen has acted for a wide range of clients, including Approved Housing Bodies (AHBs), public and private sectors, developers, International Retailers, investors and individuals.
Aideen is an extremely experienced transactional lawyer focused on delivering results for clients. She understands that results are achieved by having clear well organised strategies in place from the outset and by being solution oriented when issues arise, as they invariably do on complex high value transactions.
Prior to founding HOS Partners LLP in January 2017, Aideen was a partner in the Real Estate Department of Byrne Wallace LLP.
1. Lead Advisor to a Tier 3 AHB on the acquisition of turnkey and forward funded developments including most recently on the acquisition of 324 apartments for social and CREL housing within two (2) blocks by way of forward funded development for a combined value of approximately €130 million funded though a combination of HFA and CEL Funding.
2. Advising multiple developers on the acquisition and financing of sites for residential and commercial development, scheme set up (including MUDs) and onward sales (both on a forward sale and individual unit sale basis to private purchasers, investors and AHBs) including currently 2 schemes in Athy and Portlaoise for in excess of 350 units.
3. Lead Advisor to a Sovereign backed institutional investor in residential investment in the Republic of Ireland. This involves the project management and delivery of high-volume unit acquisition (in excess of 900 units) and asset management on behalf of a regulated investment fund.
4. Lead Advisor to a large number of major international retailers on their market entry to the Republic of Ireland including the roll out by way of lease and asset management of multi-store portfolios in all of the major shopping centres, retail parks and prime shopping locations across Ireland.
5. Lead Advisor to an international fast food restaurant chain on site acquisition by way of direct purchase and leasing for development of restaurant outlets across Ireland.
6. Lead Advisor (Property and Banking) to the Joyce Group on the sale of a portfolio of 10 Supermarkets to Tesco plc, representing Tesco’s first investment in a portfolio of retail stores in the Republic of Ireland since their entry to the Irish market in 1997.
7. Lead Advisor (Property and Banking) to the Griffin Group on the sale of a portfolio of 10 retail convenience stores to Circle K. This was Circle K’s first investment in a portfolio of high street convenience stores in the Republic of Ireland.
